Property investment on the Romanian Coastline

The perception that waterfront land can attract a premium has only recently been recognised by the traditional Romanian land-owner.  As a result of this, the land is currently under-valued!

And look at these facts:

bulletIt is estimated that only 20% of Romania's coastline is buildable.

With most neighbouring countries having no coastline at all, it is a bottle-neck for development.  An estimated 50 million people perceive the Romanian Black Sea coast as an ideal holiday venue and it enjoys a southerly position comparable to Bordeaux.

Income per capita in Romania is rising substantially, coupled with new mortgage facilities, higher employment and a booming economy there is an excellent market for first, and holiday, homes for Romanians.

Italians, Spanish, Dutch, Germans, French are all keen to buy here.  It is NOT an exclusively English market so growth in the price levels is destined to be extremely rapid.

The price at which coastal land can be bought at this moment per square metre is the lowest of all EU countries.  Billions of Euros are currently being employed in Romania in improvements in infrastructure, whilst there is current discussion on concretisation of cliffs to stop erosion - such is the perception of growing coastal land values.

A motorway from Bucharest is now only a short drive from the coast capital of Constanta.

Discount airlines are now flying into Constanta.

Almost all current existing financial focus is on the relatively long-term (we believe) gain of capital growth and centred on the suburbs of the large inland cities.

The money employed in developments in these cities, for high rise flats and gated estates, represents a very high ratio of cash outlay to return.  A minimum of two years is generally expected before developments are completed, during which time your money is idle.

Conclusion

Plots in Romania are at relatively minimal cost and have almost zero 'site maintenance'.  They provide fast, stress-free capital growth and give you the option to sub-divide or develop.
