Why You Shouldn't Develop Your Land in Romania

At least, not immediately.  Unless you can confidently buy at a substantial percentage below market value and the location is one where demand will be assured.  Such properties are displayed in our sister site, Romania Property Investments, where a clear rationale of purchase is presented.  The only other situation in which a purchase of a built property is appropriate is when you actually want to live on a chosen plot or have a specific purpose for building.  Otherwise we feel your money is best reserved for buying more land, if a fast, high return is the aim. 

We are NOT here to tie you into a building programme.  This singles us out from almost all other companies. 

Most companies will sell you a house which takes 15 months at least to build, and in the meantime you will have paid typically 30% up front, for a deposit and high fees, WITH NO RETURN!  Who has made the profit? 

Answer:  The agents and the builders.

After the 15 months, all you will get is the capital growth, less the legal fees, agents' fees and taxes if you sell and, of course, less the opportunity cost of the money you've invested. 

Or, you could continue to own and pay the roughly 10% per annum interest rate on the balance of what you still owe the builder or the mortgage company.  And still gamble on successfully letting the property and then gamble again on the reliability of a tenant. 

Not what I would perceive as a great business plan! 

 

However: if you do wish to build we can start a programme immediately for you, tailored to your requirements, at rates that we believe will embarrass other companies. 

I invite you to check other companies out, ask them their build costs per square metre - for good quality work - to turnkey completion, and then ask the same question of ourselves.
